1. TVA Easements & Setbacks
Many lots near the shoreline fall under TVA flood easements. These affect:
- Where structures can be built (minimum elevation requirements)
- Restrictions on tree removal or landscaping along the shoreline
- What improvements (paths, seawalls) are allowed
Homeowners must often submit site plans for approval before beginning any work on TVA-controlled land.
2. Private Dock Permits
If you're buying a lakefront property and want a private dock, you'll need TVA approval. Requirements include:
- Property must be adjacent to Residential Access Zone
- Application for a Section 26a Permit
- Docks must meet spacing, size, and construction standards
Some Tellico communities offer shared docks or private marinas as alternatives.
3. Floodplain & Insurance Requirements
Some lakefront properties sit in flood hazard zones, which may require:
- Elevated construction foundations
- FEMA flood insurance (often lender-mandated)
